Reasons to buy a home
You've heard it. Don't throw away your money on rent. But is that really the best or only reason
to buy your own home.  As a renter you don't pay property tax or have to deal with maintenance.
You also do not know what your rent will be in 5, 10, 15 years.  
In most cases it makes better financial sense to buy and to buy as soon as you can afford to do
so  You lock in your monthly payment and begin building equity that offsets taxes, insurance
and maintenance costs. And you can deduct your mortgage interest on your income taxes.  But
wait, theres more. Its your house, your home. If you want to put up paisley wallpaper in the
hallways, go ahead its yours.
And since this is your house and as homes traditionally go up in value every payment you make
is like paying yourself.
Time to buy. You've spoken to a lender and been approved for a mortgage you know you want
to buy -  now what.
Find a Realtor.  Only one.  This person will be YOUR AGENT,

Provide he or she with the crucial information  needed to help you  find the right place such as
How much the bank is willing to loan you
What area is most convenient for you
How many bedrooms and baths you require
Also point out your interests. If you like to garden or have several pets an RV, two jet skis - you
aren't going to be happy wasting your time looking at homes on zero lot lines. You need room!

Most agents will happily email you all the properties on market that fit what you are looking for.
Take that list and drive by those homes as soon as possible.  Do not call the agent on the sign
in the yard.   It is tempting but that agent works for the seller. Tell
YOUR AGENT that you have
an interest and ask he or she to set up an appointment.  This gives
YOUR AGENT time to pull
up important information such as how long the home has been on the market, has it gone under
contract previously,  is there a divorce or foreclosure looming, is there a Sellers Disclosure
available, etc...
You've found the perfect place. You know what the seller is asking and YOUR AGENT has
provided you with a CMA showing what comparable homes in the area have recently sold for.  
Are you scared, is your heart pounding - you are about to sign a contract to purchase.
